The proximity to the airport has always been a calling card for the area; however, recently, over the last five years, the area has become a popular residential community. The developments vary in all price ranges and types from national developers and golf course communities to the first Martha Stewart residential development in Southeastern US and the critically acclaimed mixed-use development.
Serenbe is considered the closest model to sustainable living although the cost of living does not include modest income ranges. In response to this growth, retail and lifestyle development has followed with over 2 million s.f. of retail built in a single development less than five miles from Parkway South. Additionally, the tract itself has seen new retail development occur directly adjacent to the Thompson Park site within the last several years. Skilled Labor in Local Counties
In reviewing the labor force for a specific company, we looked at three fairly wide ranges of skilled employees, mainly focused on high technology but separated into 3 distinct classes: 1) professionals in management, architecture and engineering, 2) high tech and skilled manufacturing personnel, and finally, 3) logistics, distribution and inventory skills.
The basis for this Labor Pool review is the 2008 U.S. Census data, Industry Code 54, NAICS Codes 541330 and 54301 for Professional (architects and engineers), Scientific and Technical employees. It was found that Fulton County, Georgia alone, had 90,000 thousand people employed in 8000 businesses in these high technology categories. In addition, the communities and counties just south and west of the airport within a 30 minute commute of Parkway South (Douglas, Carroll, Coweta and Fayette counties including Union City, Fairburn, Fayetteville, Newnan, Carrollton, Douglasville, Serenbe and Peachtree City) bring another 8000 plus businesses and their employees, for a total of technical and professional employees of about 100,000, most within easy reach of Parkway South site.
Obviously you can double that labor pool by increasing the commute by an additional 30 more minutes, to include the northern and eastern metropolitan regions. In addition, excellent support and growth to this labor pool comes somewhat from the local public school system but primarily from the Technical College System of Georgia with 3 technical colleges in that region, (Atlanta, West Georgia, Southern Crescent) and the areas major universities – Georgia Institute of Technology, Georgia State University and Atlanta University system.
